The formula

Monthly amortisation = P × r × (1 + r)n ÷ ((1 + r)n − 1)

  • P is the loan amount.
  • r is the yearly rate divided by 12.
  • n is the number of monthly payments: the term in years times 12.
  • With a rate of 0, the payment is simply P ÷ n.

A worked line: PHP 2,500,000 over 30 years at the 4.5% promo rate is PHP 12,667.13 a month in principal and interest. Pag-IBIG’s own example for the same loan, in its news of 18 June 2026, is “about P12,667”. On five test loans, this formula matched Pag-IBIG’s affordability calculator to the centavo.

Assumptions and limits

  • One rate for the whole term. Pag-IBIG fixes the rate only for the period you choose, then reprices it. The promo rates are fixed for 3 years. This estimate keeps the rate the same throughout, so later payments may differ.
  • Principal and interest only. Pag-IBIG adds mortgage redemption insurance and fire insurance to the monthly payment, as its housing loan page says. Pag-IBIG doesn’t publish its premium rates, so they are left out.
  • At release. Pag-IBIG takes one month’s amortisation from the loan when it is released (Circular No. 492). It does not replace a regular payment.
  • The income line uses Pag-IBIG’s rule that the monthly payment can’t be more than 35% of gross monthly income (Circular No. 402). It counts principal and interest only, so with insurance added the income needed is a little higher. It is a rough guide; only Pag-IBIG decides what it lends.
  • Not a check of what you can borrow. Pag-IBIG lends the lowest of your actual need, the amount you ask for, what your income supports and the loan-to-value limit. For loans above PHP 6 million it lends at most 90% of the appraised value (Circular No. 491). Borrowers must be no older than 65 when they apply and 70 when the loan ends, with at least 24 monthly savings, according to Pag-IBIG’s housing loan page.
  • Not an offer or a pre-approval. Only Pag-IBIG can tell you what it will lend.

These match the rates Pag-IBIG announced on 18 July 2023, which took effect on 1 July 2023. Older Pag-IBIG material also lists 1-year and 3-year fixing periods; the current rates image does not, so the calculator leaves them out.

Promo rates until 31 December 2026. Under Circular No. 494 (17 June 2026), applications received until 31 December 2026 get a rate fixed for the first 3 years, then repriced on the fixing period you chose:

  • 4.5% for loans above the socialized housing price ceiling “up to low-cost housing ceiling”. Pag-IBIG’s rates image and its news from 14 July 2026 put that ceiling at PHP 4.9 million. An earlier announcement, on 18 June 2026, said PHP 2.5 million; this page uses the more recent figure.
  • 5.75% for loans above that ceiling, up to PHP 10 million.

The socialized housing price ceiling is PHP 950,000 for a house and lot and PHP 1.8 million for condominium units in buildings above five floors under Circular No. 485, with higher limits in some cities. At or below it, other rates may apply, so ask Pag-IBIG.

Pag-IBIG has its own housing loan affordability calculator on its online services site. Its page says its rates are “effective as of January 1, 2024”, so it may not show the 2026 promo rates. The rules and current rates are on Pag-IBIG’s housing loan page.
